1. How much does the log cabin cost?
See the prices for the log cabins in the main menu of the site, where the cost is classified according to the table depending on the type and size of the timber (production and construction technology). What is convenient, in the tables with prices, you can immediately see examples of log cabins projects. Also in the menu with prices it is written what they include (table No. 4). The video of the basic configuration of a wooden cabin perfectly demonstrates what you get for the proposed price.
2. What is included in the price?
The price includes a wooden frame of the house without a roof, floors, ceilings, windows and doors. This means only a wooden box with openings for windows and doors, with a wooden roof frame, on which the owner can mount the roof. Without a foundation and communications - only the wooden part of the house. A detailed list of the equipment that we carry out is on each page of the project under large, red letters «What the price includes», as well as in the 4-th table of the «Prices» menu .
What price of log cabin includes:
- wall set;
- set of rafters;
- set of floor beams;
- interventional insulation;
- antiseptic (treatment of the entire material);
- oak dowels (nails);
- fastening materials (self-tapping screws, shrink bolts, anchors, fixing plates);
- waterproofing;
- fire-bioprotection (treatment of wood with a means of the І group of fire-retardant efficiency);
3. Is the foundation included in the price?
Excluded. The foundation must be prepared before the arrival of the «Dominant» builders for the assembly of a wooden frame. The architect provides drawings of the foundation for a log cabin kit so that the customer can prepare the foundation with the correct dimensions.
4. Are windows included in the price?
Not included. We install wooden frame houses with window openings, but we are not window manufacturers.
5. Is the roof included in the price?
Excluded. We install wooden frame houses with timber-framed roofs and are not roofing manufacturers. The same applies to doors, windows, floors, ceilings and interior finishes, which are NOT included in the price.
6. Are communications included in the price?
Not included. We are experienced manufacturers of wooden frame houses and other wooden structures, but we are not specialists in water supply or electricity. As for the electrical wiring, the price includes the preparation of a strobe for electrical wiring. This means that when the builders assemble the log cabin, the customer or his electrician shows the «Dominant» masters where the wiring should go, and the builders make the appropriate holes in the walls so that the electrician can correctly tighten the wires.
7. Is delivery included in the price?
Excluded. Customers organise and pay for the transportation of ready log cabin kits from our factory to their plots. If you need help finding transport, the manager of the «Dominant» company contacts transport companies and helps the customer find a carrier at an affordable price.
8. Is installation included in the price?
Yes. Installation of log cabin in Ukraine is included in the price, and installation of log cottage abroad adds 20% to the price.
9. Where can I see live built houses?
On the map of our work the constructed log cabins are placed with photos of the work and location coordinates. You can choose the nearest project, and drive up, see our work from the outside, or come to our production, where we will gladly take you on a tour into the log cabin we built.
10. Does a log cabin burn quickly?
Our log cabins don't burn at all! Because they are treated with a fire-bioprotective means of the first degree of efficiency.
11. Where is the forest from? Does the wood come from Chernobyl (from the Carpathians)?
No. We work exclusively with local forestry enterprises of the Zhytomyr region, which supply certified pine (Pinus sylvestris) to the auction, where the material is purchased in accordance with the procedure established by the state. We do not work with other types of wood.
12. Does the log cabin crack loudly during shrinkage?
It does not crack, as a compensation groove is made in each log to reduce internal stress. This cut makes it possible to avoid the appearance of cracks on the surface of the timber. Thus, we managed to minimise the cracking of the walls after the installation of the log house.
13. Do I have to wait after installing the log cabin until it shrinks to install windows and doors?
You don't have to wait. You can put windows and doors in special shrink boxes with gaps made on top of the frames, allowing the structure of a wooden house to shrink without squeezing windows and doors. Shrinkage of a wooden house occurs only in the vertical direction - from top to bottom.
14. What is the turnkey price?
We do not offer turnkey construction, only basic kits for a log cabin (question No.2).
15. Is turnkey construction offered?
No. Since we are a woodworking company, we install only the wooden part of the building (the wooden frame of the house) for our customers.
16. If you do not do turnkey, why do you have «Turnkey» kit button on the project pages?
To be able to imagine the total budget of the building. In the «Turnkey» tab on each page with a house project there are prices and a complete set of roofing, windows, doors, and painting the house. Indeed, after the completion of the wooden part of the house by the «Dominant» builders, the customer needs to finish the house to full readiness and plan his budget. In addition, based on the employment of teams, we sometimes form an offer for additional equipment for the house and provide services for finishing the wooden frame of the building. Therefore, from time to time the turnkey service becomes relevant in our work.
17. What is the price in dollars?
On each page with the project there are currency switching flags above the construction prices. You can click on the US flag and immediately see the cost in dollars.
18. How to order log cabin?
Agree the project of log cabin and its cost with the manager by contacting the website's contact details, then sign the contract, and pay 50% of the basic kit price - and the order is placed!
19. What is the guarantee for a wooden house?
For each building from «Dominant», a 2-year manufacturer's warranty is provided, during which our specialists accompany the shrinkage of a wooden structure and, if necessary, perform work on setting up shrinkage mechanisms that are used in wooden log cabins. After 2 years, a wooden house takes on a stationary form and no longer needs special supervision.
20. What are the payment terms for building a house?
We divide the payment into three parts:
- - 50% of the cost upon signing the contract of work;
- - 30% at the time of installation;
- - 20% upon completion of installation.
If you purchase a wooden house kit from our factory for self-assembly, the payment is divided into two parts:
- - 50% at the time of signing the contract;
- - 50% upon receipt of the ready cottage kit at our factory.
21. What are the terms of log cabin installation?
On average, we need a month to produce a wooden house set at the factory and a month to assemble it on the customer's foundation.
22. Can I buy a log cabin kit without an assembly service and install it myself on my foundation?
Yes. We can sell you a wooden house kit that you will install on your site yourself. To get the cost of such a kit without our assembly services, subtract 14% from the price on the site.
23. What additional costs arise when organising construction?
Transportation of materials from the factory to the building site and payment for housing for 4 builders. Besides travelling of team abroad for assembly. You can by fly ticket for them or pay for their travel by car. Meals for the masters are always at our expense.
24. What should be prepared on the site before the construction of a wooden house?
The foundation on which the «Dominant» craftsmen will install the wooden box of the house and the connection to 220V electricity so that the builders can connect the power tool.
25. Who will do the flooring and other finishing work in the house after the wood frame is assembled?
After the installation of the wooden frame (basic kit) by the «Dominant» builders, you should contact the relevant specialists in the relevant types of work or check with the «Dominant» manager for the possibility of additional completion of the wooden kit by our team.
26. Is it possible to order the construction of a log cabin on credit?
We do not build on credit and do not provide installments. You can pay for the construction in parts, as in the answer to question No.20.
27. Is it possible to order a house in another region or abroad?
Yes. The company «Dominant» operates throughout Ukraine and abroad without restrictions. Our wooden houses are located in various parts of the world: USA, Poland, Hungary, Slovakia, Germany, Spain, France, Belgium, Lebanon, UAE, Azerbaijan, Vietnam, Israel, etc. We accompany each batch of the house kit for export with the necessary international documents and certificates.
28. Do you have an EUR1 certificate?
Yes. We provide this certificate for each batch of exported wooden kits of log cabins.
29. Is it possible to become a representative of Dominant?
Yes, we are always open for mutually beneficial cooperation. As a rule, we start working with dealers with one completed order and, based on the results of construction, we discuss further working conditions.
30. How much does a cube of cylindrical (profiled) timber cost?
We sell finished products, not raw materials. So we sell sets of houses made of timber, which include not only wood, but also other components necessary for installing a house. Therefore, there is no price per m3 of timber, but there is a price for houses in the basic kit of log cabins (see question No. 1)
